case study
Low-tech, Cost-saving Septic System on Tight Coastal Lot
Location
Falmouth, MA
Client
Builder, Homeowner
Project Type
Residential multi-family septic system upgrade

Overview
This residential project involved upgrading a septic system on a small lot in Falmouth, just over 200 feet from the Nantucket Sound. The 0.1 acre lot (4,356 square feet) is almost entirely occupied by the multifamily home, limiting space for a conforming septic system.
Challenges
house size and limited space
The multifamily home occupies nearly 85% of the entire lot necessitating a compact system design capable of treating wastewater flows from two households.
Regulatory Requirements
Requested variances necessitated a Board of Health hearing and approval of the design
Community Engagement
The project faced concerns from neighbors, requiring careful communication and coordination.
Our Approach
Intentional System Design
We selected and designed a low-tech system with approved innovative/alternative components, allowing for the leachfield footprint to be reduced.
Collaborative Permitting
We worked closely with the builder and attended multiple Health Department hearings to present and refine the design, addressing community concerns and overall constructability.
Efficient Implementation:
Our hands-on experience allowed for quick adjustments and proactive problem-solving during the approval and installation process.
The project received approval from the local Health Department without the need for a high-tech advanced nitrogen removal system, saving the builder $30,0000. The new system was successfully installed, meeting all regulatory requirements and community expectations.
